Walk through Inspection

A walk-through home inspection is a final inspection conducted by the buyer shortly before closing on a property, often within 24–48 hours of the closing date. It’s typically not as detailed as the initial inspection but serves as a final check to ensure that the property is in the agreed-upon condition and that any requested repairs have been completed. The walk-through gives buyers peace of mind that they’re receiving the home as expected before officially taking ownership.

 

Key Purposes of a Walk-Through Inspection:

 

1. Verify Repairs: If the initial inspection revealed issues and the seller agreed to make repairs, the walk-through allows the buyer to confirm that these repairs were completed satisfactorily.

2. Check Property Condition: Buyers check that the property is in the same condition as when they made the offer. This includes looking for new damages, ensuring systems (like HVAC and plumbing) work, and confirming that agreed-upon fixtures and appliances are present.

3. Identify Last-Minute Issues: If there are any new problems, like broken windows, appliance failures, or leaks, the buyer can bring them up before closing, potentially delaying closing until they’re resolved.

In summary, a walk-through inspection is the buyer’s final opportunity to confirm that the home meets all agreed-upon conditions, allowing them to move forward with confidence.
